How does Boliga.dk work and what is it really?

Boliga is Denmark’s largest independent housing portal. Boliga is for home seekers and people who are interested in the housing market. Boliga brings together homes from all estate agents, which makes it much easier for home sellers to find their dream home.

In addition to seeing standard information such as square meters, location etc. on Boliga, you can also find useful statistics on sales prices, price reductions etc. This makes Boliga.dk incredibly useful for both real estate agents who provide property valuations, but also for home sellers, who through the portal get a good idea of what to expect when it comes to selling their particular home.

Boliga has just under half a million visitors to the site, making it the 36th largest website in Denmark. Boliga was started in 2007 and Boliga.dk is together with Boligsiden.dk one of Denmark’s largest housing portals.

Does Boliga do anything for home sellers?

While Boliga has done a lot for buyers, it hasn’t yet had much impact on how homes in Denmark are sold. You still go down to the real estate agent closest to you and sell with them. Have you forgotten what you bought your home for, or are you curious to know what your neighbor’s house sold for?

With Boliga sold homes, you can easily find out what houses, apartments and townhouses have been sold for in Denmark dating back to 1992. You’ll find Boliga’s sold homes under the sold homes tab. Here you can search by postcode or the address of the sold property, select the type of property and the year the property was sold.

Searching by postcode or the address of the property sold brings up a sales and offers overview. Here you can see what the property was first offered for and what it sold for. You can also choose to click on one of their quick links to the first largest cities in Denmark if you’re curious about what homes sold for there.

Boligas sold homes cannot show what cooperative homes have been sold for. The reason you can’t find cooperative homes under their sold homes is because sales prices of cooperative homes are not registered anywhere.

The prices of Boligas sold homes come from the Public Information Server (OIS). They receive their data from SKAT in connection with real estate transactions.

How Boliga will change the market for sellers in the future.

The creation of Boliga and other housing portals has opened up what some call online or hybrid real estate agencies in other countries. An online or hybrid real estate agent is a estate agent that has no fixed office, but often still employs local estate agents. These work because they sell the properties online on real estate portals and through their buyer directory.

Are there alternatives to Boliga.dk?

The answer is yes, there is. However, Brikk recommends that sellers put their homes up for sale on boliga.dk, boligsiden.dk and then the other housing portals are less important. However, you can also put your home up for sale on dba.dk, degulesider and many other sites. However, these sites are much smaller than Boliga (and boligsiden) and you won’t get the same exposure if you only use these.

What is self-selling and how does it work?

Self-selling has become more popular and you’ve probably come across it in your search for selling your property. With self-selling, you handle the sale of your house yourself without a real estate agent. The advantage of self-selling is that you can save between 40,000 – 70,000 DKK because you don’t have to pay the estate agent’s fee.

If you’ve decided to use self-selling instead of a real estate agent, be prepared for it to be time-consuming. It requires more of you because you have to take care of all the tasks that the real estate agent would.

Because you’re selling without a real estate agent, you’re responsible for the viewing and open house of your property. Find cooperative homes on Boliga

There are many things to consider when looking for the right apartment. One of the most crucial things to consider is whether it should be a cooperative or a condominium. The difference between a condominium and a cooperative apartment is that with a cooperative apartment, you buy part of the property and get the right to use the apartment. When you buy a condominium, you buy the apartment. A cooperative property doesn’t only have to be an apartment, but you can also find cooperative homes as townhouses.

It can be difficult to find the right cooperative home because they are often sold privately or through waiting lists in the housing association. With the housing website Boliga, you can easily search for cooperative housing throughout Denmark. Right now, Boliga has over 500 cooperative homes for sale, where 57 of the cooperative homes on Boliga are in Copenhagen municipality.

You can find cooperative housing on Boliga by selecting cooperative housing in the housing type, under the search field. Once you’ve selected cooperative housing under housing type, search for the city, postcode or municipality in the search box.

Instead of searching for cooperative homes in specific cities and postcodes, Boliga gives you an overview of where in the country there are cooperative homes for sale. Here you can also see which cooperative homes have price drops, price increases, open houses or if there are several cooperative homes in the same housing association. To get an overview, select the search on map tab. The map of Denmark will then appear, where you can see all their different types of housing distributed around Denmark. You can sort out the housing types by selecting cooperative housing up in the housing type.
