What is an online and hybrid real estate agent?

The term online real estate agent has become more and more prevalent in recent years. But what exactly is an online real estate agent and how do online real estate agents work? The explanation of what an online real estate agent is is not so straightforward.

The term is used for many different things and many different models. With 90% of home buyers finding their home online, all real estate agents are now online. So on that basis, you could say that all real estate agents are online real estate agents. You could also use the term self-selling.

With self-selling, you register online and the property is put up for sale online. There are also real estate agents who simply run the same model as traditional real estate agents, but without offices and many call these online real estate agents. Last but not least, there are real estate agents who utilize the web and online opportunities to make the selling process easier.

Are there online estate agents in Denmark?

If we exclude self-selling as this can be categorized as a category of its own and all traditional real estate agents use online to sell, we are left with a few different models, namely:

1. Traditional estate agents who just don’t have offices
2. New types of real estate agents that leverage online and the web to make the sales process easier and sell homes more efficiently

The traditional type that doesn’t have offices exists in Denmark. Nem Ejendomsmægler calls itself an online-based real estate agent and Webm2 an online real estate agent. What they have in common is that they do not have stores, but offer the same services and a similar process as traditional real estate agents. The new type of real estate agent that utilizes online and the web to make the sales process easier has not really been found in Denmark.

The great success of online/hybrid real estate agents outside Denmark.

In a number of countries, online real estate agents are gaining ground. In the UK, the largest real estate agent is now an online real estate agent and in the US the same concept is gaining ground. In the UK, online estate agents are also known as hybrid estate agents as they take the best of the traditional industry and the best of online. However, Purplebricks, which is the market leader among all estate agents in the UK, is not only the largest estate agent in the UK, it is also the best reviewed estate agent with over 9.5 on Trustpilot from over 40,000 reviews. In the US, new digital estate agents such as Redfin have also taken the market by storm as they simply make the process easier for both buyers and sellers

How do the new online/hybrid real estate agencies work?

The new hybrid estate agents don’t have offices like traditional real estate agents. Instead, you go to their website and book a property valuation. With the new online/hybrid estate agents, you can book an exact date and time for the property valuation, making it easier for the seller.

The online real estate agent then sends a local real estate agent to assess the home seller’s property. This real estate agent will be the home seller’s contact throughout the sale. The assessment is made and then the home seller can either call the online real estate agent or finalize the agreement to sell the home online, in the comfort of their own home when they have time.

Once you’ve put your home up for sale, the big difference from a traditional real estate agent comes into play. As a seller, you get access to a control center. Here you can view and change your sales presentation directly, you can write with potential home buyers, you get online feedback from potential buyers who have been to viewings so you know what you need to improve to sell for more or faster, you can see statistics on how many people have viewed your home online, you can drag, save and upload all necessary documents in a digital folder and you can negotiate or see the status of the negotiation that the real estate agent does for you.

Throughout the whole process, you can choose whether you want to take the lead or leave it to the real estate agent. Looking at Purplebricks’ reviews, for example, one of the things that home sellers repeat is that selling with Purplebricks has simply been much easier and that it has been great to have full transparency in the process.

Another reason why online estate agents are so popular is that they are much cheaper than traditional estate agents. Furthermore, in the UK, it has been found that if you sell through an online estate agent, on average you sell your house faster but also for more. This is also one of the reasons why they have become so popular.

Is Brikk one of the new online/hybrid estate agencies?

Brikk is designed to make the whole process of selling your home easier. At Brikk, we take the best of the traditional real estate concept, namely skilled local estate agents across the country, and combine this with the use of online and technology to make the sale much easier and much more transparent. However, we also go one step further. Since 95% of home buyers find homes online, we run individual online campaigns for each and every home, so they sell faster and for more. In addition, we only charge either DKK 19,500 or DKK 29,500 for the sale, where you get a full A-Z service. Although we leverage online to make the experience better for home sellers, we don’t call ourselves an online or hybrid real estate agent, just a better real estate agent that provides far better value and service.
